  • Casavant Overlook

    Casavant Overlook

    Casavant Overlook was Summit’s first Winooski development, beginning the reimagination of Winooski’s Gateway District. The site required extensive stabilization and retention to nestle the 39-unit community between East Allen Street and the Casavant Nature Area.

    Casavant Overlook consists of 39 rental apartments, including 27 affordable units and 12 market-rate units. The community represented Summit’s first all-electric heating and cooling building and was completed in 2019 ahead of schedule and on budget.

    The building consists of thoughtful and spacious one-bedroom and two-bedroom apartments and offers available covered parking as well as shared exercise and other common spaces. The building is built to a high energy efficiency rating and with modern, high-quality finishes.

    The project was funded with a combination of Low-Income Housing Tax Credits and permanent debt. Summit Properties partnered with the Vermont Housing Finance Agency and construction partner the Dagesse Companies. Casavant Overlook is operated by Summit Properties to maintain quality of appearance and experience for all those that call the community home.

  • Stonecrop Meadows

    Stonecrop Meadows

    Stonecrop Meadows is a once-in-a-generation new neighborhood construction project of up to 200 homes in the heart of the beautiful town of Middlebury, Vermont. Summit broke ground in November 2024, welcomed its first residents in August 2025, and will welcome up to 80 households by the end of 2026.

    Stonecrop Meadows represents the most ambitious new neighborhood construction project in Vermont outside of Chittenden County in decades and was designed to maximize smart growth principles: compact design, pedestrian connectivity, utilizing public utilities, and energy efficiency. It has also been planned to incorporate an even mix of affordable, middle-income, and market rate dwellings in both for-sale and rental structures.

    The first phase, under construction between November 2024 and the end of 2026, includes a major new infrastructure project, the construction of Stonecrop Apartments (35 total units, 28 affordable and 7 market rate), as well as 45 for-sale duplex and townhome dwellings that affordable at a range of income levels through multiple state loan and subsidy programs.

    The neighborhood is funded by several federal, state, and local sources, including (i) the VT Agency of Commerce and Community Development, the Town of Middlebury, and Middlebury College supporting infrastructure construction, (ii) the Vermont Housing Finance Agency supporting middle-income sales of townhomes and duplexes as well as Addison Housing Works and the Vermont Housing and Conservation Board supporting Shared Equity home sales, and (iii) the partners required to build Stonecrop Apartments.

    The Stonecrop Meadows Homeowners Association is controlled and operated by Summit Properties during the construction period, but will be turned over to the homeowners and a third-party HOA manager upon substantial completion.

  • Brandywine Lofts & Farmstead Lofts

    Brandywine Lofts & Farmstead Lofts

    Together, Brandywine Lofts & Farmstead Lofts represented the largest delivery of affordable apartments in a single phase in Vermont in decades. Nestled into the O’Brien Farms neighborhood in South Burlington, VT, the two adjacent buildings consist of 94 rental apartments, including 71 affordable units—20 of which are set aside for households exiting homelessness—and 23 market rate units.

    The buildings consist of thoughtful and spacious studios, one-bedroom, and two-bedroom apartments and offer available covered parking, shared exercise and common spaces, and adjacent parks. The building is built to a high energy efficiency rating and with modern, high-quality finishes.

    The project was funded with a combination of Low-Income Housing Tax Credits—both 9% and 4% credits—as well as ARPA funding, a Community Development Block Grant, energy efficiency tax credits and incentives, and permanent debt. Summit Properties partnered with the Vermont Housing Finance Agency, Vermont Housing and Conservation Board, the Vermont Department of Housing and Community Development, and other partners. Brandywine Lofts & Farmstead Lofts were built to address the acute housing shortage at all income levels and are operated by Summit Properties to maintain qualify of appearance and experience for all those that call the community home.

  • Parc Terrace

    Parc Terrace

    Parc Terrace seamlessly integrates Winooski’s progression from the Downtown District to the traditional residential neighborhoods, providing a true gateway to the city. The design incorporates an activated streetscape and architectural design that brings the scale of the building down to match the residential feel of the Gateway District.

    Parc Terrace consists of 45 rental apartments, including 33 affordable units and 123 market rate units. The community was completed in September of 2021 ahead of schedule and on budget, a major feat for a construction period during the initial months of the COVID pandemic.

    The buildings consist of thoughtful and spacious studios, one-bedroom, and two-bedroom apartments and offer available covered parking, shared exercise and common spaces, as well an independent lunch-only restaurant serving some of the area’s best Vietnamese and Nepalese cuisine. The building is built to a high energy efficiency rating and with modern, high-quality finishes.

    The project was funded with a combination of Low-Income Housing Tax Credits, energy efficiency tax credits and incentives, and permanent debt. Summit Properties partnered with the Vermont Housing Finance Agency, Green Mountain Power, and construction partner the Dagesse Companies.     Stonecrop Apartments, completed in 2026, builds on a long tradition of providing high-quality, affordable housing in Middlebury, VT that started in the 1980s. The community is the cornerstone of the broader Stonecrop Meadows development, which, when it broke ground, represented the largest new neighborhood development plan in Vermont outside of Chittenden County in decades.

    Stonecrop Apartments consists of 35 rental apartments, including 28 affordable units and 7 market-rate units. The community represents Summit’s first fully all-electric building and first geothermal heating and cooling system. The building is anticipated to be completed in June 2026.

    The building consists of thoughtful and spacious studio, one-bedroom, two-bedroom, and 3-bedroom apartments and offers available covered parking as well as shared exercise and other common spaces. As part of the broader Stonecrop Meadows HOA, it has access to community greens and extensive pedestrian connectivity throughout the community and to downtown Middlebury. The building is built to a high energy efficiency rating and with modern, high-quality finishes.
